DESK NOTE
Plenty of small hotels in Roma sell the idea of a house. This one actually is one, with the history attached to a real person and a restoration that never needed to prove anything. That is why it holds up on a second stay, once the design has stopped being new and the staff already know your coffee order.

The hype is about intimacy, and intimacy is genuinely what it delivers: four rooms, a staff that has clocked your habits by day two, and a house with real provenance behind it. What it does not deliver is scale, facilities or the ability to go unnoticed. If you want a hotel to disappear into, this is the wrong shape of building.

Not really hidden. The Hotel Guru and Hôtel Weekend have both covered it, and around 30,000 Instagram followers means plenty of people already know the address. The gem part survives anyway, because hearing about a four-room house and actually getting a night in it are two different problems.

Restored, not gutted

The late 19th century house kept its proportions, which is the part most renovations lose. Ceilings sit high, doorways are tall and narrow, floors are tiled and uneven in the way old Roma floors are, and the new work stays quiet: plain plaster, dark wood, linen, lamps instead of downlights. José G. De la Lama led the restoration, and the discipline shows in what was left alone.

Colima Street does the work

The address puts you on Colima in Roma Norte, which means pastries at Panadería Rosetta are a short walk, Plaza Río de Janeiro is five minutes the other way, and Mercado Medellín sits down in Roma Sur for chiles, flowers and cheap ceviche. You can go four days here without getting into a car, which in this city is the actual luxury.

Breakfast serves four rooms only

The café cooks for guests and nobody else, so mornings stay quiet and the menu stays short: eggs done how you ask, fruit, good coffee, pan dulce. Take it in the solarium when the light is out. Later there is the terrace and its honesty bar, and a small spa downstairs. There is no lobby scene to escape, because there is no lobby.

That is the whole hotel, in the neighbourhood most visitors to Mexico City want to sleep in, which is why peak weeks tighten early and stay tight. The house went up on Colima in the late 19th century, when Roma was farmland being carved into lots, and it was later home to Guillermo Tovar y de Teresa, the historian who spent his life arguing that this city's old buildings were worth saving. José G. De la Lama led the restoration.

What you get is the original bones treated with restraint: high ceilings, dark wood, tiled floors, warm plaster, nothing shouting for attention. Rooms carry the names of people attached to the house rather than numbers. There is a small spa downstairs, a solarium where breakfast lands, and a terrace with an honesty bar that most guests find by accident on their first evening. Staff learn your name in a day. Four doors makes that easy. It also makes the calendar the hardest part of the trip.

Mexico City runs on a two-peak calendar, and understanding why the curve looks the way it does is worth more than any temperature chart. The first peak is spring, roughly March into April, the dry-season stretch when the jacarandas turn the city violet and the skies stay clear. The second is late October into November, when Day of the Dead brings the single biggest travel surge of the year. Those are the weeks the city sells to the world, and they are the weeks the small design houses fill first.

For those peaks, plan far ahead. The Roma and Polanco properties that matter, the handful in the upper tiers, can close out three months before Day of the Dead and the jacaranda weeks, and there is no overflow wing when a hotel has nine or twenty rooms. If your trip is fixed to those dates, book the room before the flights.

The genuinely undervalued window is the summer rainy season, June through August. The rain scares people off, but it arrives as short, predictable afternoon storms that clear by evening, leaving bright mornings for everything you actually came to do. Demand drops to its yearly low, the same rooms that vanish in October sit open, and rates soften across the board. Shoulder travelers who do not need the jacarandas get the best value of the year here.

The rest of the calendar fills in around the peaks. February, May, September, and December run warm with demand: September carries Independence Day on the 16th and its plaza celebrations, and December brings the Guadalupe pilgrimage and Christmas, both of which tighten the center in particular. January sits quiet after the holidays, another soft, workable window.

The one thing Mexico City never does is close. There is no dead season, no shuttered-hotel month; the city works year-round, so the only real decision is how much company you want and how early you are willing to commit. Book the peaks early, take the summer if you can be flexible.

If it is taken, ask which of the remaining three sits furthest from the street, since Colima carries noise on weekends. MEX is about 45 minutes out, closer to 90 if you land into evening rush, so aim for a midday arrival and use an authorised airport taxi or app car. After you drop bags, walk Colima for coffee, then Álvaro Obregón for the bookshops. Sunday mornings the whole neighbourhood is out in Parque México, fifteen minutes on foot.
